Property tax is figured at 1.11% of value per year, the Lawton median effective rate from Comanche County records. Insurance is $19.28 per $1,000 of dwelling coverage per year, the Lawton city average scaled to your actual coverage. Statewide Oklahoma insurance figures blend in the Oklahoma City metro and will overstate a Lawton payment by about $110 a month. This is an estimate for planning. The part nobody tells you before you PCS here

The median home sale in Comanche County is $199,500. A full payment on that runs about $1,793 a month.

An E-7 with dependents draws $1,587. That is roughly $200 a month short of the median.

That does not mean you cannot buy. It means BAH alone shops a different part of the market than the headline number, and that is worth knowing before you land. Here is what it looks like on the ground.

Your BAS, and the honest answer about it

BAS is $476.95 a month for enlisted and $328.48 for officers in 2026. Flat across every rank, tax free, its own line on your LES.

Two separate questions get mixed up here, so take them one at a time.

Does BAS help you qualify?

Yes. BAS is stable, documented military income and lenders count it the same way they count BAH. Because it is tax free, many lenders gross it up when they run your debt to income ratio, so it carries more weight than the same amount of base pay. On its face, $476.95 a month is roughly $53,000 of additional buying power at current rates.

Should you actually spend it on a house payment?

That is a different question and the answer is usually no, or not all of it. BAS covers your food. It does not cover your family's food. Put the whole thing into a mortgage and you have moved your grocery money into a payment you cannot renegotiate next month.

What I see work: qualify on the full picture, buy on a number you can carry without touching BAS, and let the extra room be the reason you sleep at night. Residual income is the test that actually catches people. The VA does not only look at your debt to income ratio. It checks how much cash is left over after the payment, taxes, and your other debts. Oklahoma sits in the South region. A family of four on a loan above $80,000 needs $1,003 a month left over, plus a utility allowance of $0.14 per square foot. On a 1,600 square foot house that is another $224 off the top. Ask your lender to run your residual income before you go shopping. It is the number that decides borderline files.

If you have a VA disability rating

A rating changes three separate things about buying a house, and most people only know about one of them.

The compensation counts as income

VA disability compensation is tax free, it does not expire, and it does not depend on a job. Lenders treat it as some of the strongest qualifying income there is, and many will gross it up when they run your ratios because it is untaxed. A 70% rating with a spouse pays $1,961.45 a month in 2026. On its own, with the funding fee waived, that carries roughly a $221,000 house at current rates.

One thing to be careful about. If you are still on active duty, you generally cannot draw full military pay and VA compensation at the same time. Receiving compensation means waiving military pay dollar for dollar. Most people using both numbers are separating or already out. Ask finance before you build a budget on both.

The funding fee disappears

Any service connected rating of 10% or higher waives the VA funding fee entirely. Not reduced. Gone. On a $175,000 purchase that is about $3,760 you do not borrow, which means a smaller loan and a smaller payment for thirty years. A Purple Heart recipient on active duty gets the same waiver.

If your rating comes through after you close, you can apply for a refund of the fee you already paid. People miss this one constantly. It is worth a phone call.

At 100%, Oklahoma stops charging you property tax

This is the one that moves the number the most, and it is specific to living here. Oklahoma exempts the full fair cash value of your homestead from property tax if you are certified at the 100% permanent service connected rate, or paid at the 100% rate through individual unemployability. There is no cap on the home's value and no income limit. The exemption also carries to an unremarried surviving spouse.

On a $200,000 house in Lawton that is about $185 a month that never comes out of your pocket. Over thirty years it is real money, and it is money that goes straight into what you can afford instead.

It is not automatic. You file Oklahoma Tax Commission Form 998 with the Comanche County Assessor and bring your rating letter from the VA. Do it once, keep it as long as you qualify.

Oklahoma also exempts military retirement pay from state income tax and gives 100% rated veterans a sales tax exemption. Neither one changes your mortgage payment, but both change what your money does once you live here. Renting versus buying on the same allowance

Median gross rent in Lawton runs about $828 a month. An E-5 with dependents draws $1,233 in BAH.

Rent a place at the median and you keep the difference, which is real money and a real reason some people rent. Buy instead and that same $1,233 carries about a $137,000 house, and the payment is fixed for thirty years while rent is not.

The thing that decides it is usually how long your tour runs and what you do with the house when you leave. Three years is tight for buying and selling. Three years and you keep it as a rental is a different conversation, and Fort Sill turns over enough tenants that the second one works more often than people expect.
