The honest part first
You have probably heard some things about Lawton. Somebody at your last duty station had an opinion, or you went down a thread about it at two in the morning.
Here is the straight answer. Lawton is a real city and it has real growing pains. It is not a suburb and it does not pretend to be. What it also has is a military community that has been here since 1869 and a support system built around it, which is not something you find in most places this size.
I am not going to tell you a neighborhood is safe or unsafe. That is not my call to make, and any agent who answers that question is guessing with your money. What I will do is point you at the same sources for every town on this page so you can read the numbers yourself.
The rest of this page is the stuff that is hard to find out from a thousand miles away.
Where to look up crime data for any address
These cover Lawton, Elgin, Cache, Medicine Park, and anywhere else you are considering. Use the same three for every place you look at so you are comparing like with like.
- FBI Crime Data Explorer, the underlying reported data by agency
- SafeWise Oklahoma rankings, which sort cities by reported crime rate per 1,000 residents
- The police department for the specific city, which publishes local reports and will answer questions from the public
Two things to keep in mind while you read. Small towns have small numbers, so a single incident can move a rate or a ranking a long way, and not every agency reports to the FBI the same way or at the same time. Look at more than one year before you conclude anything.
Getting on post
Fort Sill has several gates and they do not all run the same hours. Key Gate West off I-44 and Bentley Gate on Sheridan Road are the main ones, and they are the two that back up. Scott Gate on Fort Sill Boulevard, Key Gate East, Apache Gate, and the 52nd Street Gate round it out.
Do not plan your commute around published gate hours. They change constantly. Over the past two years Key Gate West has closed for barrier construction, reopened, closed again, and reopened. Key Gate East has moved to a morning-only window and back. The 52nd Street Gate closed for months of upgrades. Hours also shift for holidays and training holidays.
The reliable move is the My Army Post app, which carries current gate status, and Fort Sill's official social media. Check it the week you arrive and check it again when something feels off.
Rush hour is real. Key and Bentley get congested at the normal morning and evening times, same as any post. If your report time is tight, leave earlier or use a secondary gate. Access posture also tightens periodically, which means longer waits and every vehicle checked. Build in the margin.
If your spouse does not have a DoD ID
This one catches people. Anybody without a current military, family member, or retiree ID card needs a pass card to get on post unescorted, which means going through the Visitor Control Center just south of Bentley Gate on Sheridan Road and clearing a background check. If you are house hunting before you report, or you have family coming to help you move in, sort that out ahead of time instead of at the gate.
Where people actually look
If you are shopping in the $130,000 to $175,000 range, which is where most enlisted allowances land, there are a handful of places that consistently have inventory in that band.
That list moves with the market. Two of those areas have inventory in your band some months and nothing in it other months. It is a starting point for a search, not a promise about what is available the week you call.
I am not ranking these or telling you which one is nicer. Drive them, look at the houses, and use the data sources above if you want numbers. If it helps, I will pull everything currently listed in your range across all of them and send it over, so you are comparing actual houses.
Cache, Elgin, Geronimo, and Medicine Park
A lot of families end up outside Lawton proper. The tradeoff is smaller than people expect, and it is mostly about price and drive time rather than giving something up.
Elgin
North of Lawton, off Highway 17. Its own school district. Elgin also takes in Lakeside Village, Lawtonka Acres, and part of Edgewater Park. The commute to post is straightforward and the housing generally runs newer than comparable Lawton stock, which is reflected in the price.
Cache
West of Lawton on Highway 62. Its own school district as well. Similar housing story to Elgin at a similar distance, with less traffic and slower development. A few good places to eat. If you want the price and the space and you do not need much within walking distance, it works.
Geronimo
Southwest of Lawton. It is growing at a similar clip to Elgin right now, with a lot of new construction, but at roughly a 20% discount off the average area price. It still feels like a very small town day to day, even with the building going on.
Medicine Park
A small cobblestone resort town at the edge of the Wichita Mountains, about fifteen minutes north of Lawton. Population under 300. It is an unusual place to live. People either love it or find it too small.
Medicine Park is split between two school districts. The Medicine Park district closed in 1990 and the state divided it between Lawton Public Schools and Elgin Public Schools. Which one your kids attend depends on the specific address, not the town. Confirm it on the address before you write an offer, because it is easy to assume and expensive to assume wrong.
What actually changes out there
- Septic. Houses on the outskirts of any of these towns may be on septic rather than city sewer. Not a problem, just something to stay on top of.
- Well water. Same idea. Ask, and test it if there is one.
- Internet. Less of an issue than it used to be. Fiber reaches a lot of this area now, and Starlink covers whatever fiber does not. If you work from home or your spouse does, confirm the address specifically.
- Drive time. The real cost of living out. Add it up over three years before you decide the price difference is worth it.
School districts
Four districts cover most of where Fort Sill families buy.

I do not rate schools and I will not tell you which district is better. That is a call only you can make for your own kids, and no agent should steer you on it.
What I will do is tell you exactly which district serves any address you are looking at, and point you to the Oklahoma State Department of Education report cards so you can read the actual data. Every district also has an enrollment office that will answer your questions directly, and all of them deal with mid-year military transfers constantly.
Worth knowing: Oklahoma participates in the Interstate Compact on Educational Opportunity for Military Children, which is what smooths out course placement, records transfer, and graduation requirements when your kid changes schools mid-stream.
What your allowance actually shops
Before you fall for a house, get the number straight. Lawton property tax runs about 1.11% of value a year and insurance runs about $19.28 per $1,000 of coverage. Those two lines move a payment more than most people expect, and the statewide Oklahoma insurance averages you will find online are wrong for here by roughly $110 a month because they blend in the Oklahoma City metro.
I built a calculator that runs your pay grade against the real local numbers, including BAS and a VA disability rating if you have one. A rating of 10% or higher waives the VA funding fee entirely, and at 100% Oklahoma exempts your homestead from property tax completely, which changes the payment more than anything else on this page.
Keeping it when you PCS out
This is the question that decides whether buying makes sense on a short tour, and Lawton answers it better than most places.
There is a built-in rental market here. The post cycles people through constantly, which means there is steady demand for housing near it in a way that does not depend on the local economy doing anything in particular. Plenty of families buy, live in it for a tour, and keep it as a rental when they leave.
The math usually works because your purchase price is low enough that the payment lands near or under market rent. That is not true in most markets and it is the reason buying on a three-year tour is even worth discussing here.
Think these through before you count on it:
- You will need a property manager or somebody local you trust, because you will not be here. We happen to offer this through P&B Rentals, so ask me about it when the time comes.
- A VA loan is for a primary residence. Living in it first and renting it later is fine. Buying it as a rental from day one is not.
- Run the numbers on the actual house with actual rents, not on a rule of thumb.
- Talk to somebody about the tax side before you convert it, not after.

The thing nobody tells you about
The Wichita Mountains Wildlife Refuge sits about fifteen minutes from post. Roughly 59,000 acres of granite mountains, prairie, and lakes, with free-roaming bison, longhorn, elk, and prairie dog towns. You can drive to the top of Mount Scott. It is free.
People stationed here for three years sometimes go twice. Go more than that. It is the best thing about living in this part of Oklahoma and it is ten minutes off your commute.
Medicine Park sits right at the edge of it, Lake Lawtonka is right there, and there is hiking and climbing and water within half an hour of wherever you end up living.
Buying before you get here
You do not have to wait until you report. With orders in hand a lender can qualify you on your gaining station allowance, and plenty of families close within a week or two of arriving.
How it usually goes:
- Get pre-approved early. Ask your lender about Oklahoma bond money on that same call, because OHFA and REI run down payment assistance programs that pair with VA and most people never hear about them.
- I send listings and walk houses on video so you can see the place before you decide.
- We write when something fits. Inspections and the appraisal happen while you are still in transit.
- You close shortly after you arrive, or before, depending on timing.
The VA appraisal here is its own process. A VA-assigned appraiser sets a Notice of Value and checks minimum property requirements, and Oklahoma requires a termite inspection on VA purchases. On older housing stock that catches things a routine appraisal would not. Budget time for it.
