
Everything below is the real math on a real house in this market, as of September 2026. No surprises at the closing table. If a number changes between now and then, I'll tell you.
Most people shop by price. Price is the number that gets you in the door. The payment is the number you live with, and it's the one the lender actually approves. Here's what it looks like on a median-priced Lawton home right now. On an FHA or conventional loan there's a fourth line, monthly mortgage insurance, and it runs around $90 to $100 on a house this size.
Insurance is about 18% of that payment. In a lot of states it's half that. Oklahoma carries some of the highest homeowners premiums in the country because of hail and wind, and it's been climbing around 5% a year. Get a quote on a house before you're under contract, not after. I'll tell you when to make that call.
Zero down and no monthly mortgage insurance. On the house above, that's about $9,975 you keep at closing that a conventional loan would have taken, and no PMI line on the payment. When rates are high, that benefit is worth even more.
What each 2026 Fort Sill allowance covers if you put the whole thing toward a house, taxes and insurance included, VA zero down at 6.76%. It's a reference point, not a budget. Plenty of folks spend past BAH out of base pay, and a spouse's income changes it completely. If you draw service-connected disability compensation or hold a Purple Heart, the VA funding fee is waived, which lowers everything above.
Before we look at a single house. You tell me what you're comfortable paying every month, and I'll tell you what price that buys in this market. It saves everybody a lot of time.
Your lender, whoever you pick. A pre-approval is what makes your offer real to a seller. Without one you're just browsing, and in this market that costs you houses. If you don't have a lender yet I'm happy to give you a few names, and you should talk to more than one. Rates and fees vary and it's worth shopping.
I'll send you what's new and what's been sitting. If you can't get out to a place, I'll walk it on video and send it to you. That happens a lot with folks still at their last duty station.
Homes here are closing at about 98.5% of asking, so there usually isn't much room to cut the price. There's often real room in seller-paid closing costs and points. Those move your payment further than a price cut does, and sellers say yes to them more often.
This is where deadlines matter and where deals go sideways if nobody's watching. I track every date and tell you what's coming before it's due.

You've probably read that it's a buyer's market. Nationally that's true, and it's the strongest one on record. Lawton isn't running that way. Supply here is tighter than the country's, half of everything sells inside four weeks, and sellers are still getting about 98.5% of what they ask. Houses that have been sitting a while are where the room to negotiate is, and finding those is my job.
