There is a built-in rental market here. The post cycles people through constantly, so there is steady demand for housing near it that does not depend on the local economy doing anything in particular. Plenty of families buy, live in the house for a tour, and keep it as a rental when they leave.
It works when the numbers work. This page is how to check them before you buy.
The VA rule
A VA loan is for a home you intend to live in. You certify that when you close. After you have lived there and the Army moves you, you can keep the loan and rent the house out. What you cannot do is buy it as a rental from the first day.
Most loan paperwork also carries a promise to live in the house for a year. Lenders can excuse that for PCS orders. If your orders come early, call the servicer and tell them what is happening.
One trap to know about. If you used OHFA's down payment assistance to buy, that money is a second lien and it comes due when the house stops being your primary residence. Turning the house into a rental triggers it. REI's Home100 gift on a VA loan does not have that string. Ask about this on the way in, not the way out.
Will the rent cover the payment
A single-family house in Lawton rents for somewhere around $1,200 to $1,300 a month. Do not use a city-wide average. The Census Bureau puts median rent in Lawton at $967, but that number blends in apartments, and almost nobody here rents or buys multi-family.
Now the other side. At 7.40% with nothing down, the full payment including tax and insurance runs about:
| Purchase price | Full monthly payment |
|---|---|
| $130,000 | $1,249 |
| $150,000 | $1,441 |
| $175,000 | $1,681 |
| $200,000 | $1,921 |
The lower the price, the closer the payment lands to market rent. The houses that carry themselves as rentals are the ones where that payment comes in at or under what the house rents for. Higher up, you would be covering part of the payment yourself every month. That can still make sense if you plan to come back or sell later. Just know the number going in.
And budget for more than the payment:
- Management. A property manager charges a percentage of the rent, plus a fee to place a tenant. We offer this through P&B Rentals, so ask me for the current fees.
- Vacancy. Plan on a month empty between tenants now and then.
- Repairs. A water heater does not care that you are in Germany. Keep a reserve.
- Insurance. See below. It changes.
Your tenants will probably be military too
That is good for demand. It also means every lease has an exit in it. Federal law lets a service member end a lease with PCS orders or deployment orders of 90 days or more. They give written notice with a copy of the orders, and the lease ends 30 days after the next rent is due. You cannot charge an early termination fee. Build your budget around the idea that it will happen once in a while.
Oklahoma landlord basics
- Deposits go in an escrow account. State law says a security deposit has to be held in an escrow account at a federally insured bank in Oklahoma.
- 45 days to return it. After the tenant moves out and asks for it in writing, you have 45 days to return it with an itemized list of anything you kept.
- No city registration for a regular rental. As of 2026, Oklahoma law does not allow cities to require registration of long-term rentals. Short-term rentals are different. Lawton requires a license and lodging tax for those.
A manager handles all of this for you. If you manage it yourself from another state, read the Oklahoma Residential Landlord and Tenant Act first.
Insurance changes when you move out
A homeowners policy is written for a house the owner lives in. Once it is a rental you need a landlord policy, sometimes called a dwelling fire policy. It covers the building and your liability and usually lost rent. It does not cover the tenant's belongings. Call your agent before you move, not after a claim.
The tax side, in plain terms
Talk to somebody who does taxes for military landlords before you convert the house, not after. These are the pieces they will walk you through:
- The home-sale exclusion. Normally you have to have lived in a house two of the last five years to sell it without paying tax on the gain, up to a limit. Military members on qualifying orders can stretch that five-year window by up to ten more years.
- Depreciation. You deduct part of the building's value each year it is a rental. When you sell, that part of the gain is taxed. It is not covered by the exclusion.
- Rental losses. There are limits on how much rental loss you can write off against your other income in a year.
I sell houses. I do not give tax advice. But I can tell you these three things are why you want a professional in the conversation early.
Buying again at the next station
Keeping this house ties up part of your entitlement. You buy the next one with what is left, and at a high-priced duty station that can mean a down payment. Ask the lender to run it. The funding fee on a second use with less than 5% down is 3.3% instead of 2.15%, unless you are exempt because of a disability rating. Your next lender will want to see the lease before counting the rent, so keep your paperwork and ask how they treat it.
Think it through before you count on it
- Run the numbers on the actual house with actual rents, not a rule of thumb.
- Think about what a tenant would want in the house, the same way you thought about what you want.
- Have a plan for who handles it when you are gone.
- Know what you would do if it sat empty for two months.
If the math does not work on a house, I will tell you. That is worth more to both of us than a sale that turns into a problem in three years.
Common questions
Can I rent out a house I bought with a VA loan?
Yes, once you have lived in it as your home. A VA loan has to be for a primary residence when you buy. If you later get orders and move, you can keep the loan and rent the house out. Buying it as a rental from day one is not allowed.
How much does a house rent for in Lawton?
A single-family house runs somewhere around $1,200 to $1,300 a month. The Census Bureau's median for all rentals in Lawton is $967, but that includes apartments, and this is mostly a single-family market.
Can I buy another house with a VA loan at my next duty station?
Usually, yes. If you keep the Lawton house, you buy the next one with your remaining entitlement. The funding fee on a second use with less than 5% down is 3.3% unless you are exempt.
