Elgin has its own school district, the houses run newer, and the drive is simple. The trade is price. Newer houses cost more, and Elgin's prices show it.
Where it is and how you get to post
Elgin is in the northeast corner of Comanche County, a mile south of I-44 where US-277 meets Highway 17. Downtown Lawton is about twenty minutes south.
For post, the closest gate is Apache Gate off Highway 49, about twelve minutes by the map. Apache keeps weekday and Saturday daytime hours and closes Sundays. When it is closed you use Key Gate at I-44 Exit 41, about seventeen minutes. Those are best-case times with no gate wait.
One thing to know before the first bill shows up. I-44 north of Exit 46 is the H.E. Bailey Turnpike, and the Elgin ramps are tolled. The interstate is free from Exit 46 south. You can take US-277 down through Porter Hill and get on there for free. Gate hours change often, so read the gates page before you plan around any of them.
Schools
Elgin Public Schools runs four campuses: a lower elementary, an upper elementary, a middle school, and a high school. Enrollment is about 2,500.
The district is bigger than the town. It takes in Lakeside Village, Lawtonka Acres, and parts of Edgewater Park and Medicine Park, out by Lake Lawtonka. If you are looking at a house by the lake, there is a good chance it is in Elgin schools.
I do not rate districts. The state publishes report cards at oklaschools.com, and the school districts page covers how transfers work for military kids.
Housing and what it costs
Housing in Elgin generally runs newer than comparable houses in Lawton, and that is reflected in the price. If your budget is built on BAH alone, check it against the BAH calculator before you fall for a house up here. A second income or base pay on top changes the picture.
The property tax rate is a little lower than inside Lawton. The 2025 levy for Elgin was 101.17 mills against 107.89 for Lawton city. On a $200,000 house that works out to about $2,276 a year in Elgin and $2,428 in Lawton, before any homestead exemption. The county publishes new levies every fall.
If you are not using a VA loan, USDA's zero-down loan is worth a look. USDA's eligibility map shows the Elgin town center as eligible, and Lawton itself is not. Eligibility goes by the exact address, so check it on USDA's site before you count on it.
Day to day
- Groceries. Elgin has its own grocery store, so the basic run does not mean a trip to Lawton.
- Work. BAE Systems has a plant here that builds the Paladin howitzer.
- Fort Sill National Cemetery carries an Elgin address. It is out toward Porter Hill, west of town.
- The lake. Lake Lawtonka and the Wichita Mountains refuge are a short drive west.
What changes when you live out here
- Utilities. In town you are on city water and sewer. Outside the city limits a house may be on a rural water district, a well, or septic. Ask which, and test the well if there is one.
- Internet. Fiber reaches a lot of this area now and Starlink covers the rest. If you work from home, confirm the specific address.
- Drive time. This is the real cost of living out. Add it up over three years before you decide.
- Resale and renting. If you plan to keep the house as a rental when you PCS, ask me for rent comps on it before you buy.
Common questions
How far is Elgin from Fort Sill?
By the map it is about 12 minutes to Apache Gate on the north side of post and about 17 minutes to Key Gate off I-44, with no traffic and no wait at the gate. Apache Gate keeps daytime hours and closes Sundays, so early and late trips go through Key Gate.
Is Elgin in its own school district?
Yes. Elgin Public Schools is separate from Lawton Public Schools. It also covers Lakeside Village, Lawtonka Acres, and parts of Edgewater Park and Medicine Park.
Do you have to pay a toll to get from Elgin to Fort Sill?
The I-44 ramps at Elgin are on the tolled H.E. Bailey Turnpike. The interstate is free from Exit 46 south through Lawton. You can skip the toll by taking US-277 through Porter Hill.
