Geronimo is growing at a similar clip to Elgin, with a lot of new houses going up, at roughly a 20% discount off the average price in the area. If you want a newer house and Elgin's prices do not fit, it is worth a look.
Where it is and how you get to post
Geronimo is straight south of Lawton, near US-277 and US-281, about a mile east of I-44 at Exit 30. The stretch of I-44 from there up through Lawton is free.
Here is the honest part. Fort Sill is on the north side of Lawton and Geronimo is on the south, so you drive through or around town to get to work. By the map it is about twenty minutes to Scott Gate, and a couple more to Bentley or Key. That is with no traffic and no wait at the gate. The gates page has the layout and the warning about gate hours.
Downtown Lawton is about seventeen minutes, so shopping and everything else in town is close.
Schools
Geronimo Public Schools is its own district, elementary through high school, with a little over 300 students. That is small. Some families want exactly that and some want the opposite.
The district is bigger than the town. The county taxes some Lawton city addresses as part of the Geronimo district, so a house on the south edge of Lawton may be in Geronimo schools. Confirm it on the address.
The state's report cards are at oklaschools.com. I do not rate districts. The school districts page explains transfers.
Housing and what it costs
The draw is new construction at a lower number. A new house also means a new roof, and roof age is one of the things Oklahoma insurers price on. Get the insurance quote early either way.
With a builder, ask what they will pay toward closing costs or a rate buydown. Builders sometimes have room there even when they will not move on price. The buydown calculator shows which one is worth more to you.
The 2025 property tax levy for Geronimo was 97.58 mills against 107.89 for Lawton city. On a $200,000 house that is about $2,196 a year in Geronimo and $2,428 in Lawton, before any homestead exemption. One thing to ask about a brand new house: how it is taxed the first year. Ask the assessor or your lender what the full-year tax will be on the finished house, and have the escrow set on that.
USDA's zero-down loan is worth a look if you are not using VA. USDA's map shows the Geronimo town center as eligible. It goes by the exact address, so check before you count on it.
Day to day
Even with the building going on, it still feels like a very small town. There is not much retail. You do your shopping in Lawton, which is close. Water, sewer and trash in town run through the town's public works authority.
- Outside town limits, a house may be on a well, a rural water district, or septic. Ask which.
- Internet. Confirm the specific address if you work from home.
- Renting it out later. If you plan to hold it as a rental when you PCS, ask me for rent comps before you buy.
