Most towns near a military post look like each other. This one does not. Medicine Park was built in 1908 as a resort, with cobblestone buildings along Medicine Creek, and it still looks like it. The Wichita Mountains refuge starts just up the road and Lake Lawtonka is just north of town.
Living here is a different thing than visiting. This page is about the living part.
Where it is and how you get to post
You get off I-44 at Exit 45 and go west on Highway 49. Town is about four miles in. Downtown Lawton is a little over twenty minutes.
Apache Gate, on the north side of Fort Sill, is the closest gate at about eleven minutes by the map. It keeps weekday and Saturday daytime hours and closes Sundays. Outside those hours you go to Key Gate or Scott Gate, about eighteen minutes. Best case, no gate wait. The gates page has the layout.
The stretch of I-44 between here and Lawton is free. The toll starts north of Exit 46.
The school district depends on the address
Medicine Park is split between two school districts. The Medicine Park district closed in 1990 and the state divided it between Lawton Public Schools and Elgin Public Schools. Which one your kids attend depends on the specific address, not the town. Confirm it before you write an offer. It is easy to assume and expensive to assume wrong.
The district also moves the tax bill a little. The 2025 levy was 97.85 mills on the Lawton schools side and 101.17 on the Elgin schools side. On a $200,000 house that is about $2,202 or $2,276 a year, before any homestead exemption.
The school districts page has more on both districts and on transfers.
Buying here
A town this size never has many houses for sale at once. If you want to live in Medicine Park specifically, be ready to wait for the right one and to move when it shows up. Widening the search to the lake communities nearby gives you more to look at.
A few things to check on any house out here:
- Age and construction. Houses here can be old, and some started out as resort cabins. A VA appraiser checks minimum property requirements, and older or unusual houses get a harder look. Budget time for that.
- Water and sewer. In town there is a town water system. Outside the limits, expect a rural water district, a well, or septic. Ask which, and have septic inspected.
- Insurance. Get a quote early. Roof age and the distance to the fire station both show up in the price.
- Short-term rentals. This is a tourist town. If the house next door is a vacation rental, you want to know that before closing, and if you ever plan to rent yours that way, ask Town Hall what the rules are.
- Internet. Confirm the address. Starlink covers what fiber does not.
USDA's zero-down loan is an option out here if you are not using VA. USDA's map shows the Medicine Park town center as eligible. It goes by the exact address.
What it is like
Bath Lake, the swimming hole on Medicine Creek, sits in the middle of town. There is an aquarium and natural sciences center and a main street of small shops and places to eat.
The calendar matters if you live here. Medicine Park puts on free music festivals through the warm months: the Roots Ball in May, Rockin' the Park over the Fourth of July, and the Blues Ball on Labor Day weekend. Those weekends the town fills up. If you love that, good. If you want quiet every weekend, think about how close to the middle of town you want to be.
The east gate of the Wichita Mountains Wildlife Refuge is a few miles west on Highway 49. Fifty-nine thousand acres, free, open sunrise to sunset, with bison, longhorn and elk. You can drive up Mount Scott when the road is open. People stationed here for three years sometimes go twice. Living in Medicine Park, you will go a lot more than that.
Who it fits
It fits people who want the mountains and the lake out the front door and do not mind driving to Lawton for most shopping. It does not fit everybody. Spend a Saturday here before you decide, and come back on a weekday in January so you see both versions.
