Fletcher is for people who know they want to be out. It is a small farm town with its own school, and what you get for the drive is room. If your list says shop, acreage, and no neighbors close, this is the direction to look.
Where it is and how you get to post
Fletcher sits in the far northeast corner of Comanche County on US-277, just north of I-44. Elgin is the next town back toward Lawton.
By the map it is about eighteen minutes to Apache Gate on the north side of post and about twenty-three to Key Gate. Apache keeps weekday and Saturday daytime hours and closes Sundays, so plan on Key Gate for early mornings and late nights. Downtown Lawton is a little under half an hour. All of that is best case, with no gate wait.
This stretch of I-44 is the H.E. Bailey Turnpike and it is tolled. The free route is US-277 south through Elgin and Porter Hill, and you pick up the free part of the interstate at Exit 46. Add the tolls or the extra minutes into your math. The gates page covers the rest.
Schools
Fletcher Public Schools has an elementary and a combined junior and senior high, with under 500 students in the whole district. That is a small school in every sense. Some families are looking for exactly that.
The state's report cards are at oklaschools.com. I do not rate districts. The school districts page explains how transfers work if you want to live here and have a kid in another district, or the other way around.
What it costs
You get more land and more house for the money than you do closer in. That is the whole reason to be here.
Property tax is lower too. Fletcher's 2025 levy was 79.03 mills, the lowest of the towns Fort Sill families usually look at. Lawton city was 107.89. On a $200,000 house that works out to about $1,778 a year in Fletcher against $2,428 in Lawton, before any homestead exemption.
USDA's zero-down loan is an option out here if you are not using VA. USDA's map shows the Fletcher town center as eligible. It goes by the exact address, and acreage has its own rules, so check before you count on it.
Buying land and a house together
Acreage changes the purchase more than people expect.
- Well and septic. Most country property has one or both. On a VA loan the water has to be safe to drink and the septic has to work. Have both inspected and the water tested.
- The appraisal. A VA appraiser needs recent sales of similar property. With land, those are harder to find, and the value of extra acres or a big shop does not always come back dollar for dollar.
- Insurance. Outbuildings, distance from a fire station, and the roof all show up in the quote. Get one before you are deep into a contract.
- Internet. Confirm the specific address. Starlink covers what fiber does not.
Day to day
Fletcher is small. The big event of the year is the Fletcher Free Fair in early September, with a parade down Main Street, livestock shows and a tractor pull. For most shopping you drive to Elgin or Lawton.
Before you buy this far out on a three-year tour, think about the exit. A house in the country has fewer buyers and fewer renters than one in town. It can still be the right call. Just make it with your eyes open, and ask me for the numbers on the specific property.
Common questions
How far is Fletcher from Fort Sill?
About 18 minutes to Apache Gate and about 23 minutes to Key Gate by the map, with no traffic and no wait at the gate. Apache Gate keeps daytime hours and closes Sundays. Downtown Lawton is a little under half an hour.
Why are property taxes lower in Fletcher?
The tax rate depends on the school district and the other levies that apply to the address. Fletcher's 2025 levy was 79.03 mills, compared to 107.89 for Lawton city. On a $200,000 house that is about $650 a year less before any exemption.
Is Fletcher a good fit for acreage?
It is a place to look if you want land. The area is mostly agricultural. With acreage you are usually dealing with a well, a septic system, and sometimes a rural water district, so budget for inspections on all of them.
